Property Management
The Management Division of the firm provides full property management service covering all types of properties from single houses to residential estates and from lock-up shops and multi-occupation sky-scrapper office and shop buildings. The firm manages many of the prestigious office blocks in Lagos and other urban centers. The Division collects rents and service charges, accounting for these to landlords and tenants/occupiers respectively.
The scope of our management services includes:
- Advising on the adequacy of Insurance cover for the relevant policies in the property.
- Letting and renewal of leases/tenancies
- Service Charge Administration
- Tenement Rates/Land Use Charge as well as ground rent Administration
- Negotiations with the rating authority
- Lease documentation and administration
- Keeping records and accounting system
- Remittance of rents to clients
- Periodic reports on the property
Other roles of this division include: supervising and cleaning and lighting of common parts, security, maintenance of plant including lifts, air-conditioning etc, advises on rental values at revision dates, apportions and collects rates and electricity charges and recruits, pays and controls all management staff.
